MAST were appointed by Link Group to examine options for improving the energy performance of 18 Category B Listed cottages within the conservation village of Luss. The study focused on how meaningful improvements to comfort and efficiency could be introduced without compromising the character and significance of this highly sensitive historic setting.

The cottages make an important contribution to the townscape of Luss, which is designated as an Outstanding Conservation Area within Loch Lomond & The Trossachs National Park. Originally refurbished in the early 1990s, the homes had also been extended at that time to improve kitchen and sanitary accommodation.

The study considered a range of retrofit measures, including improvements to thermal performance, ventilation and heating systems. Each option was assessed in the context of the traditional stone construction, recognising the need for upgrades to work with the existing fabric rather than introduce materials or systems that could create longer-term moisture or maintenance problems.

Alongside energy improvements, the study also identified a wider programme of repair and renewal. This included works to roof coverings, masonry and rainwater goods, together with damp-proofing and timber decay repairs. Cyclical upgrades to kitchens, bathrooms and electrical installations were also considered as part of a coordinated approach to future investment.

Our work defined a framework for balancing conservation, maintenance and energy performance across the cottages, demonstrating how a carefully considered retrofit approach can extend the life of traditional housing while improving comfort and reducing energy demand for residents.
