Helenvale Street CTI

This project involved the comprehensive refurbishment of two Category C-Listed red sandstone tenements at Parkhead Cross, helping retain an important part of the area’s historic townscape while bringing the flats up to modern standards. Delivered for Parkhead Housing Association, the work formed part of the wider programme of investment in the Parkhead Cross Conservation Area.

Externally, later additions were removed and historic details carefully reinstated using materials appropriate to the original construction. Works included re-slating the roofs, repairing and repointing stonework, reinstating cast-iron rainwater goods and installing new timber sash and case windows. The approach sought to restore the architectural integrity of the tenements while improving their long-term resilience and reducing future maintenance requirements.

Internally, the flats required almost complete renewal. Structural repairs were undertaken alongside new electrical installations, gas central heating, ventilation, kitchens and bathrooms. Insulation and separating floor constructions were upgraded to meet contemporary standards, while new fire doors and associated safety improvements brought the properties in line with current requirements.

The project demonstrates a conservation-led retrofit approach, combining substantial fabric repair with improvements to comfort, safety and building performance. By retaining and upgrading the existing tenements rather than replacing them, the work extended the useful life of the buildings and supported the ongoing regeneration of Parkhead Cross.

The completed refurbishment preserved the character of two prominent historic properties while providing renewed homes that are better equipped to meet contemporary expectations of energy performance, comfort and safety.
