The retrofit of Cartcraigs Road focused on improving the performance, resilience and appearance of an existing 17-storey residential tower in Pollokshaws. Working with Wheatley Homes Glasgow and CCG, MAST developed a coordinated approach to the building envelope, addressing ageing external fabric while significantly improving thermal performance and comfort for residents.

A key part of the project was the replacement of the existing façade with a new external wall insulation system. The original construction incorporated a 25mm cavity with reinforced concrete inner panels, while the new specification introduced 160mm of non-combustible mineral wool insulation. This achieved a U-value of 0.18 W/m²K, alongside an A1 fire rating appropriate for a high-rise residential building.

New high-performance windows were installed throughout the homes and communal areas, improving airtightness and reducing heat loss. The roof was also upgraded with a new insulated build-up, helping create a more consistent whole-building approach to thermal performance.

The refurbishment also provided an opportunity to refresh the tower’s architectural character. A restrained grey and white rendered finish replaced the weathered original façade, giving the building a clearer and more contemporary identity, while perimeter lighting strengthened its presence on the skyline after dark.

By combining substantial fabric upgrades with architectural renewal, Cartcraigs Road demonstrates the potential of high-rise retrofit to improve comfort, energy performance and long-term resilience while retaining existing housing stock. The project was recognised at the 2022 INCA Awards, where it won the Refurbishment –  High Rise Render category.
