Thenue HA Office

Thenue Housing Association’s London Road development combines its purpose-built headquarters with new housing and supported accommodation on a prominent site in Calton. Completed in 2012, the project formed part of wider regeneration activity along this important East End route.

The six-storey principal block accommodates Thenue’s offices alongside 32 flats, bringing workplace and residential uses together within a single urban form. Supported accommodation for a care provider was also incorporated within the development, adding a further layer to the mix of uses on the site.

MAST worked closely with Glasgow City Council’s Planning Department throughout the design process, developing a contemporary interpretation of the scale and rhythm of Glasgow’s traditional tenement streets. The taller London Road frontage establishes a strong urban edge, while the overall composition responds carefully to the changing scale of the surrounding context.

The project incorporated a mixture of construction methods, including steel, masonry and timber frame, and had to respond to the nearby London Road railway tunnel, with low-vibration piling used to minimise impact on existing infrastructure. Renewable technologies, including solar panels, contributed to the development achieving a BREEAM Very Good rating.

The wider site was subsequently developed further for residential use, extending the regeneration of the surrounding area.  The project was recognised as Social Development of the Year at the 2012 Herald Property Awards, reflecting the way housing, care and workplace uses were integrated within a cohesive whole.
