About the project
Client: South Ayrshire Council
Form of contract: Design & Build
Project value: £3.3M
Working with Cruden Group on behalf of South Ayrshire Council, MAST led on the redevelopment of the former Whitletts Primary School in Ayr to provide a total of 27 new dwellings for affordable rent. The site accommodates a comprehensive mix of dwelling types and sizes, ranging from one-bedroom cottage flats and two-bedroom family houses, through to three-storey townhouses and a bespoke dwelling with provision for a family of twelve people.
The detail of the layout was subject to an iterative development process with input from Architecture & Design Scotland, seeking to maximise the value of the site in placemaking terms. This led to an internal layout which draws significantly upon the principles of Designing Streets, creating a series of shared spaces which place greater emphasis on pedestrian and cycle movement than that of the car. In accordance with these principles, the site also demonstrates high levels of connectivity, with new footpath links created onto Main Road to the east of the site.
Open space and landscaping is also well integrated within the scheme, with previously landlocked areas converted into new community garden and amenity spaces, for use both by residents of the new development and the existing residential areas abutting the site.
The form of the new dwellings has been configured to sit comfortably within the existing townscape, adopting a typically residential arrangement with a simple yet robust palette of brick and render, in keeping with its neighbours.
