Montgomerie Street Phases 1 & 2

Across two phases, 80 new affordable homes were delivered for Cunninghame Housing Association on part of the former Shell-Mex fuel oil refinery in Ardrossan. The development forms an early phase in the regeneration of former industrial land along the town’s waterfront, establishing a new residential edge between the vacant site and the surrounding neighbourhood.

The first phase provides 70 two and three-bedroom houses and flats, responding to the varied character of the area while introducing a clear architectural identity. Three-storey pavilion blocks are positioned within the heart of the development to maximise views across the Firth of Clyde towards Arran, while a robust palette of facing brick and zinc cladding gives the scheme a strong coastal character.

The layout was developed around Designing Streets principles, creating a pedestrian-focused environment where buildings, landscape and movement are closely integrated. Homes are brought closer to the street, with planting, raised beds and shared surfaces used to calm traffic and create a sequence of intimate spaces that encourage interaction between residents.

A smaller second phase, Sweeney Gardens, added a further 10 homes with a particular focus on elderly-amenity and wheelchair provision. This phase continues the same shared-space principles, creating an accessible and welcoming environment while extending the architectural and landscape language established by the original development.

Across both phases, homes have been designed to support a range of needs, with individual properties adapted where required to provide greater accessibility and flexibility.

The project received a Commendation for Affordable Development of the Year at the 2018 Herald Property Awards and was shortlisted in the Residential and Regeneration categories of the 2019 RICS Awards. Together, the phases establish a distinctive new neighbourhood and a strong foundation for the wider regeneration of Ardrossan’s waterfront.
