Introduction


Thank you for taking the time to visit our consultation page in respect of a new-build affordable housing development at Commercial Road, Barrhead.

 

The proposed development will be delivered by CCG (Scotland) Ltd for East Renfrewshire Council, with the project being designed by MAST Architects, Bayne Stevenson Associates, Carbon Futures, and Mike Hyatt Landscape Architects.

 

This online consultation forms part of the Proposal of Application Notice (PAN) process to provide information on the potential development. We are eager to obtain your feedback on the proposed development; all comments and feedback will be reviewed and taken into consideration prior to a formal Planning Application being lodged with East Renfrewshire Council.

Project Information


We propose to develop the site to the east of Commercial Road, Barrhead to provide a new residential development comprising a mix of houses and flatted accommodation, ranging in size from one to three bedrooms.  The house mix will be agreed with East Renfrewshire Council based on demand across the local area and will include a number of accessible homes for wheelchair users.

 

Initial proposals for the site are based around a number of two storey terraced and semi-detached housing blocks, with flatted blocks being used to address the existing level changes on Commercial Road and within the site.  The blocks are carefully positioned to create areas of amenity and greenspace, and whilst the exact function of these will develop over time, it is hoped that these will provide an attractive setting for the new homes and create a positive sense of place which will benefit the wider community.

 

Each house will have a private rear garden, whilst each flatted block will have its own dedicated amenity space incorporating areas for clothes drying and refuse storage. The communal landscape spaces throughout the development will be designed to cater for all residents but will also be easy to manage and maintain.  Planting throughout the site will be selected to enhance local biodiversity and provide habitats for a range of species.

 

An important aspect of the initial proposal is the establishment of pedestrian routes through and within the site.  These will help improve access between the site and its surroundings, encouraging active travel through cycling, walking or wheeling, and will help to ‘knit’ the site into the existing townscape.

 

 

Where are we now?

 

A Proposal of Application Notice (PoAN) associated with the development was submitted to East Renfrewshire Council in November 2025.

 

This project website forms part of the 12-week pre-application period and the first of two public consultation events. It is designed to provide information on the emerging proposals, to explain and answer questions on the proposals, and to record comments and feedback in order to ensure these may be considered prior to the planning application being lodged with East Renfrewshire Council.

 

In addition to this online consultation the following consultation events will also be undertaken;

 

Consultation Event 01

 

  • An in-person consultation event will be hosted on Tuesday 9th December from 3:30pm-7:00pm at St John’s Primary School, Commercial Road, Barrhead, G78 1AJ

 

Consultation Event 02

 

  • A second in-person consultation event will be hosted in January 2026 (date to be agreed).  At this event, updated proposals will be tabled which reflect points raised during the consultation process.

Please note this consultation does not relate to a Planning Application. Comments should not be made to East Renfrewshire Council. Please note that any comments made to the prospective applicant are not representations to the Planning Authority. If a Planning Application is subsequently submitted to East Renfrewshire Council, normal neighbour notification will be undertaken at that time by the Council, and you will have the opportunity to make formal representations regarding the proposal at that time.

 

The planning application will be accompanied by various technical information and reports.
