Introduction


Thank you for taking the time to visit our consultation page in respect of a new-build affordable housing development at the site of the former Belvidere Hospital between Belvidere Avenue and Thorndyke Lane.

 

The proposed development will be delivered by CCG (Scotland) Ltd for Tollcross Housing Association, with the project being designed by MAST Architects, G3 Consulting Engineers, and MBLA Design.

 

This online consultation forms part of the Proposal of Application Notice (PAN) which is currently being undertaken to provide information on the potential development. We are eager to obtain your feedback on the proposed development and all comments and feedback will be reviewed and taken into consideration in the development of the proposals prior to a formal Planning Application being lodged with Glasgow City Council.

Project Information


We propose to develop the site to the south of London Road and east of Belvidere Terrace, to provide 90 new build homes comprising 2-to-3-bedroom houses and 1-to-2-bedroom flats for affordable rent.

 

3 storey townhouses have been located on Belvidere Terrace opposite existing housing of a similar scale.  A four-storey flatted block is proposed in the south of the site, at the corner of Belvidere Avenue and Belvidere Terrace, to mirror the general approach of the adjacent existing blocks.  The block to London Rd creates a strong edge to the street, rising to 5 storeys at the corner of London Rd and Thorndyke Lane to define the extent of the wider masterplan, built out incrementally over the past 15 years.  Taller massing around the prominent urban edges reduces to a two-storey form within the interior of the site, reflecting a more domestic scale.

 

Key locations across the development, at corners and junctions, will incorporate feature elements to enrich and enliven the surrounding townscape, making positive contributions to the overall sense of place.

 

To reflect the original masterplan and the phases delivered to date, houses and flats are placed to address the street with and parking located within an internal parking court.

 

Each house will have a private rear garden. Flats will be provided with a communal private garden designed in accordance with local planning policy to provide high-quality amenity space to the residents. The communal landscape spaces throughout the development will be designed to enhance  local biodiversity providing habitats for a range of species.

 

To ensure connectivity through the site, pedestrian routes are proposed from Belvidere Terrace and Belvidere Avenue.

 

 

Where are we now?

 

A Proposal of Application Notice (PoAN) associated with the development was submitted to Glasgow City Council in August 2024.

 

This project website forms part of the 12-week pre-application period and the first of two public consultation events. It is designed to provide information on the emerging proposals, to explain and answer questions on the proposals, and to record comments and feedback in order to ensure these may be considered prior to the planning application being lodged with Glasgow City Council.

 

In addition to this online consultation the following consultation events will also be undertaken;

  • An in-person consultation event will be hosted on Tuesday 22nd October from 4pm-7:30pm at Helenslea Community Hall, 48 Methven St, Glasgow, G31 4RB

  • An in-person consultation event will be hosted on on Tuesday 19th November from 4pm-7:30pm at Helenslea Community Hall, 48 Methven St, Glasgow, G31 4RB

Please note this consultation does not relate to a Planning Application. Comments should not be made to Glasgow City Council. Please note that any comments made to the prospective applicant are not representations to the Planning authority. If a Planning Application is subsequently submitted to Glasgow City Council, normal neighbour notification will be undertaken at that time by the Council, and you will have the opportunity to make formal representations regarding the proposal at that time.

 

The planning application will be accompanied by various technical information and reports.
