Site and Surroundings
The brownfield site is located on the northern bank of the River Clyde, in the Yoker area of Glasgow. The Renfrew Ferry slipway lies adjacent to the site to the west and connects Yoker with the amenities of Renfrew & Paisley, including Braehead Shopping Centre, Glasgow Airport, and the Queen Elizabeth University Hospital.
The surroundings are predominately residential in nature, with a Persimmon Homes residential development located immediately to the east of the site. Yoker Sports Centre is located to the north east of the site and local shops and amenities, to the north. There is a Lidl supermarket located further along Dumbarton Road to the west, close to Yoker train station.
The site is located within a highly accessible area. Glasgow City Centre can be accessed by car in approximately 15 minutes and Clydebank can be accessed in approximately 6-10 minutes, along Dumbarton Road. Yoker Train Station is located less than 1000 metres from the site, to the west along Dumbarton Road. Garscadden Train Station is located 1200 metres to the north east where frequent train services run to Glasgow City Centre throughout the day, with a trip taking approximately. 20 minutes from Yoker Train Station and approximately 15 minutes from Garscadden Train Station.
A number of bus services operate within the locale with bus stops situated along Dumbarton Road offering connections throughout the city and beyond. The Renfrew ferry service operates from the west of the site. The ferries are operated by Clyde Link and run seven days a week between Yoker and Renfrew. There is an existing national cycle route to the north of the site and a new cycle link at Yoker Train Station is proposed as part of the Clyde Waterfront and Renfrew Riverside Project (CWRR). The route of the proposed extension to Fastlink runs to the north of the site, and a Clyde Walkway pedestrian/cycle connection is proposed to the south.
There are no listed buildings located on or within proximity of the subject site, and the site is not located within or adjacent to a Conservation Area.
Planning Policy Context
The Glasgow City Development Plan (CDP) (2017) provides the main planning policy framework for determining planning applications within the area.
Within the Glasgow City Development Proposals Map, the site is not subject to any specific allocations. Yoker Local Town Centre is located to the north of the site on Dumbarton Road. The North Bank – South Street walkway is located to the south of the site, and a major road proposal is located to the north of the site (North Clydeside Route – Reference: T007). This is also identified as part of the proposed Fastlink Route (Reference T002). A protected former rail solum is also located to the north of the site (Riverside North – Whiteinch to Yoker railway line).
The proposed development is described as new-build residential development comprising flats with associated landscaping, parking and services infrastructure.
Current proposals are to provide up to a total of 269 new dwellings for rent in a variety of unit types and sizes, comprising studios types alongside one and two bedroom flats.
In response to the existing riverside context, proposed flatted blocks range from 5 to 7 storey and are orientated to provide aspect towards the River Clyde as well as high quality amenity spaces at ground level.
Landscaping is important part of the scheme, with both private gardens and public realm proposed as part of the regeneration of the site.

Where are we now?
A Proposal of Application Notice (PoAN) associated with the development was submitted to Glasgow City Council on 12th August 2020.
This project website forms part of the 12-week pre-application period and is designed to provide information on the emerging proposals, to explain and answer questions on the proposals, and to record comments and feedback in order to ensure these may be considered prior to the planning application being lodged with Glasgow City Council.
